This development, known as Springs Rivervale, is an attractive alternative to the Perth CBD given it is within 5km and provides opportunities for medium to high residential, commercial and retail built form developments.

Engineering Solutions

JDSi worked with LandCorp and the consultant team to adopt several initiatives including: safety improvements; lower spec finishes for paths and crossovers to allow for building construction prior to high specification finishes being installed; and multiple underground stormwater solutions to meet environmental and local authority requirements.

Negotiated Outcomes

Roads were upgraded to accommodate increased traffic flows out of this high-density development. JDSi liaised with Main Roads WA (MRWA) in regard to upgrading of a major intersection along Great Eastern Highway which also required the realignment of a local road and the installation of a new roundabout. Negotiations led to a compromise of MRWA taking responsibility for the complex intersection and LandCorp undertaking internal roadworks.

Planning and Staging

Critical input into the lot layout included providing advice on lot boundary changes to maximise lot area and reduce proposed road reserve widths in negotiation with MRWA and City of Belmont. JDSi also introduced phasing within the Stage 1 construction works to enable uninterrupted access for existing businesses and residents and the opportunity for early release of lot titles.

Budget and Timing

Preliminary engineering costs estimates by others were reviewed and determined to be conservative. JDSi revised the engineering estimates to confirm the project budget would be several million dollars lower than originally forecast. The project was ultimately delivered in line with JDSi’s pre-tender estimate and the construction was effectively carried out in just one stage of works. JDSi also successfully managed additional works subsequently added to the scope including roadworks, servicing, Great Eastern Highway PTA bus lane and extension of the underpass
