This development comprises of over 200 strata lots with the development being completed in 2 civil works packages.
The scope included design and contract administration of earthworks, roads, drainage and services such as private waste water pump stations, private electrical and lighting and water reuse reticulation.
Due to the location of the site, JDSi had to investigate and document numerous servicing strategies. Our team worked with the local service authorities, including the Water Corporation, BHP Power and the Shire of East Pilbara to determine the most cost effective and efficient servicing arrangements to ensure the feasibility of the development.
Due to the nature of ground conditions in Newman and the limited availability of quality fill materials, it was imperative that a bulk earthwork strategy was established. This strategy included limiting the amount of retaining walls due to excessive construction costs in the North West, along with detailed modelling to ensure potential flood waters were controlled and managed away from development areas.
JDSi undertook the design and documentation of an extension to a water reuse main which supplied treated water from the Water Corporation owned treatment plan to the North of town. This required ongoing consultation with the Shire of East Pilbara as the owners of the treated water. This sustainability initiative provided irrigation water for the wider development which ultimately improved the amenity for local residents.
As strata type developments of this size had not been previously completed in Newman, JDSi were involved in ongoing negotiations and planning studies with all authorities in Newman to successfully resolve issues in relation to traffic, access and servicing alignments.
