Schedule and Budget

To achieve the Client’s delivery requirements, JDSi quickly got up to speed with the development of the project, enabling the continuation from Stage 4 onwards.

Bulk Earthworks and Remediation

The Bulk Earthworks design and construction proved to be a challenge as the site consisted of clay and contaminated peat material. Much of this clay material was generated from the excavation and creation of the man-made lake. The Bulk Earthworks design required incorporation of ground remediation and removal of stockpiles and contaminated soil to ensure newly created lots were fit for building construction.

Drainage Concepts

As the site fronts the Champion Lake and the lake consists of a wide range of existing fauna habitats, consideration was given in the design development due to the environmentally sensitive area. Two separate stormwater drainage systems were designed and constructed. One was for roof runoff from housing and the other for road drainage which required specific treatment prior to discharge into the lake.

Ypres Road Drainage

As part of Stage 7, the upstream Ypres Road catchment required diversion via a living stream to the lake. JDSi assisted LandCorp in negotiating a desirable outcome with MRA, City of Armadale and Venues West.
